Zurich broadens Builders Risk coverage with new data center solution

Commercial property and casualty insurance company Zurich North America has announced the launch of Data Center Project Guard, a new product that expands and customizes Zurich Builders Risk insurance coverage.

Billed as the first of its kind, the product is designed to address coverage gaps and unique loss drivers in data centers, a sector that has experienced rapid growth driven by artificial intelligence (AI), cloud computing and hyperscale builds.

According to ConstructConnect’s data center report, data center investment increased significantly by 92% year-on-year, reaching $32.9 billion in November 2025.

This tremendous growth, combined with McKinsey’s forecast that total global data center investment will reach $6.7 trillion by 2030, highlights the urgent need for innovation in risk management in the industry.

Zurich has insured more than 250 data center projects in more than 20 states in the United States. Data Center Project Guard leverages this experience to provide specialized services to hyperscale enterprises, contractors and developers building next-generation digital infrastructure.

“Zurich has insured more than $350 billion in data center projects, and our early and broad leadership in this area positions us to set a new standard for insuring the next generation of digital infrastructure,” said Kelly Kinzer, president of US Specialties and global construction and surety group leader for Zurich Insurance, effective January 1, 2026.

Adding: “Data Center Project Guard is experience-based and purpose-built to support the unprecedented speed and scale of infrastructure development to power the digital economy.”

According to the announcement, Data Center Project Guard adds up to 12 months of operational property coverage to bridge coverage gaps that may result from features such as phased handovers.

Parametric coverage triggered by weather-related delays will automatically be included in the first year of construction. Additionally, the program addresses the critical risk of climate control system failure, which is essential protection given the sensitivity of servers and other equipment to moisture.

“Not only do we provide considerable lead capabilities for data centers, we also leverage our underwriting, risk engineering and claims expertise to help our clients address the loss drivers we see, such as wind, hail and dynamic fires,” said Tobias Cushing, head of U.S. construction.

Conclusion: “The solution we proposed can simplify complex underwriting needs and help protect these large capital investments, with features designed to help avoid delays and resolve potential disputes between owners and general contractors.”
